Mauna Kai Austin
A Residential Oasis

I will say the utter truth and nothing else!

I am a graduate student at Jackson School and I moved here in 08/2009. I know that I made the write [sic] choice. I am new to Austin area and living here felt like living among friends and family. The management is an awesome couple, professional, friendly, available all time who would never turn you down on anything you ask for. They would take a great care of you in any aspect, even when you get sick, they'll come and check on you. You won't find this in any place!!

First, the location is fantastic! I walk to class under 10 minutes to my office on campus. There is a bus stop (#7) that takes me right to campus and down to the 6th street south and the Highland Mall north. There is a bar around the corner, Subway, PJ Cafe and DD Pizza, so if you could not cook there is always access to good bite around.

Bills are included except the electricity. Hot water runs great and internet speed is 2 Mbits/sec (non-shared) which works great with VoIP.

The property is ideal for serious students, especially graduate, very quite and very clean weekdays or weekends, you have no problem concentrating. If you get bored, you can walk to one of the libraries around or go to a cafe for a change. So far nothing disturbed my sleeping or work.

The building is a bit old and you'd have a little squeezing sound as you walk, but it is not a big deal really. New carpets, good air conditioners. light bulbs have been changed with new ones on the day I moved in. We have a court with tables, sun shading umbrellas and char-griller that anyone could use. There is laundry facility onsite, so that's another thing to not worry about. Nothing went wrong so far! It is great to live in a place where you do not have to worry about anything. The property is gated and has bike rack where you can lock your bike. Very safe and no incidents so far. There is reserved parking for plenty of cars but I do not drive, and it is almost empty because many of the residence do not have to drive.

There is a lot of great things about this property, that a one quick review would not be fair to it and especially to the management. Just imagine how great it would be to live among admirable friends and family.

My mom owns an antique store so I have plenty of furniture.  I thought efficiencies were too small and pre-leased with another property for August ‘08.

After two months of run around from the other property, I came to Mauna Kai for a tour.  Not only was I treated with courtesy, the efficiencies were spacious!   A great layout with a great walk-in closet, built in cabinets gave me plenty of storage to boot!  I put down a deposit and will now fight that “other” company to get my application cancelled.

Look no further!

Knowledge

Kind Words from Our Residents Past & Present:

Unlike Any Other

I have lived here since the late 80s and have seen every kind of owner and management in town.

For 20 years this property was like everything else in Austin - minimum repairs, everything gets put off because no one wanted to spend money.

Not anymore.

The resident population has changed the last two years.  Older students that are more mature & responsible, good folks working on getting ahead.

A GREAT community.

I don’t know how they do it but glad to be a part of Mauna Kai!

Our record speaks for itself.  98.7% resident satisfaction over the last 18 years.

“I came shopping for housing in March because I am starting Law School next year.  Mauna Kai was my first stop Thursday morning on arrival to Austin.  After touring the property and speaking with the project manager, I went on to my other appointments, including an experienced locator that specialized in Austin student properties.

By Friday morning I realized my search was futile.  I could not get Mauna Kai out of my head!  I came back and signed a lease Friday afternoon and now can’t wait to move to my new home!”

We recognize the demands imposed on students by today’s [graduate] programs.

We provide a home at reasonable rates so you can focus on your studies and the development of your career.

We have been so successful elevating the standards around Austin many properties now copy our advertising and try to emulate us.

We will continue to innovate and find ways to bring more value to our residents.

EXPECT MORE.

I attended a party several years ago at Mauna Kai while under different ownership and management.  That visit left much to be desired.

Last August as a “last minute effort” to find housing I came to Mauna Kai and could not believe my eyes.  The transformation was miraculous.  EVERYTHING was different and improved.  I have lived here all year and Management is always responsive and things are done QUICKLY.

I never thought a starving student would be treated with the level of courtesy and professionalism shown by Mauna Kai’s staff.  A big THANK YOU!

Having had my share of unpleasant and psychotic roomates, I now prefer to live by myself.

The efficiency at Mauna Kai works for me.  I have great neighbors and have made many new friends.

I walk to class and have spent many fine evenings in the beautiful courtyard with all my surrogate pets!

I have lived in many apartments but never been part of such a closely knit community.  I enjoy socializing with my neighbors and have made many new friends this year.

What a great way to unwind after a full day!

I’m from a small city in the midwest.  Austin is the first major city I have ever lived in while pursuing my Masters in Radio/TV/Communications.

I didn’t realize the difference until I left Mauna Kai for my 2nd major city.

The devoted staff and the care they dedicated to us made a world of difference!

I was so happy to find a place this close to campus that welcomes pets!!

I start grad school next year and my schedule prevented my coming to Austin to find housing in person so I sent my friend.  He toured Mauna Kai and called me to tell me he wished he had not signed a new lease for 08-09 because HE wanted to live at Mauna Kai!

I called the office and was treated with warmth and professionalism.  Michael answered all my questions and my application was delivered to me in a timely manner.  I can’t wait to be in Austin!

We were living in a co-op and needed a place to move-in quickly.

Mauna Kai’s manager scheduled a double shift to have a unit completely renovated for us in 3 days.  THAT is service.

We offer a higher standard of living that seasoned students appreciate.

I came to Mauna Kai because I had a roomate situation.  Yes, I found another place that was cheaper but Mauna Kai was CLOSER to campus, the units were CLEAN, and I was TREATED WELL.  Plus I LOVE the courtyard!

Have you ever heard of a business that scheduled its construction around its clients??

Last year these guys held off starting on a full roofing project because the managers did not want to disturb us during finals.  They kept the workers from walking around on the roof until after finals week!

Now that I’ve graduated and headed out to NorCal for grad school I am going to be measuring every apartment I come across against Mauna Kai.

I don’t want to live anywhere else!

I lived for three years at another property in Austin and came to Mauna Kai my senior year.  On graduation I am moving to another state.  My previous apartment complex could not find records of my EVER living there.  I was “out of luck” according to THAT management company.

I was in a panic b/c my new landlord required references or they would give my apartment to someone else.  I had already moved out of Mauna Kai and was on my way out to California in my moving truck.

Emily from Mauna Kai’s service center called and faxed all the requested information to my new apartment manager on short notice.  She followed up with a series of phone calls the next day to make sure I would have a place to move into when I got there.  THAT is service!

EXCEPTIONAL!

I don’t have a car and have to stock up my fridge whenever I can bum a ride.  When I mentioned this to the staff over the summer turn they had a larger refrigerator installed in my unit -- to cut down on my commute they said!  WOW.

™

The building’s commercial hot water storage tank went out last month and we were without hot water for 5 hours . . .

Last year, at the apartment complex I had the misfortune to be a resident, we were without hot water for SIX MONTHS after the regular buy-at-home-improvement store water heater went out.

We found out later Mauna Kai management had a 150 gal storage tank trucked in from Dallas that same day.

Dedicated staff, WHAT A DIFFERENCE!

My parents own and operate apartment complexes in Florida.  When I decided to come to Austin for school we were surprised by how these so called realtors and leasing agents worked.  We were promised many things just to get a signature on the lease agreement.

When we contacted Mauna Kai we got an e-mail response within the hour.  The information was professionally presented and we made an appointment to tour the property.

What impressed my parents was the no pressure presentation.  The property manager walked with us and we were asked to shop around and look at other properties in the area “so we can appreciate what

Mauna Kai Austin offered.”

That’s CLASS and confidence.

We will be doing the same in Florida!

My father is a surgeon and he always said the happiest year of his residency was when he found a place right next to the hospital.

He’s right!

The extra twenty minutes of sleep I get everyday staying close to school is absolutely worth it.

I worked in real estate for a few years before returning to school.

Mauna Kai is at the right location, has the right attitude, and staffed by people who really care.  That matters a lot to me, thanks!

Ever notice how EVERY property is now

“10 minutes to UT?”

How is that physically possible?

Who’d thought it was possible to live at a well cared for property this close to UT?

Quiet & peaceful, no joke.

I lived here 2005-2008 and went through three management changes until the most recent group. My little brother is starting law school next year and I came back shopping Mauna Kai this weekend and had a chance to chat with the project manager & new property manager.

We laughed about aluminum foil for mini-blinds and plastic picnic chairs found at many other properties around campus.

Believe me, the most important thing is the dedication of the staff. Hard sell to a bunch of broke grad students.

I’m rooting for this team. Good luck ya all!!

Quiet Neighborhood,

Beautiful Courtyard,

Central and Convenient Location.

Why live anywhere else?

I stretched my budget a bit to move into Mauna Kai last year because I liked the environment, there really is nothing else like it around Austin.

After watching my friends struggle with other properties and management companies over petty things I’m convinced I did good.  Thanks a bunch!

I’ve been working in Austin and going to school part time since 1998.  I move every year because most management companies take months to complete the simplest work orders. Managers are rude and often take advantage of students. I’ve lived in every possible kind of apartment in town.

When I came to Mauna Kai all that changed, no more dark and dirty carpets, old appliances, and ghetto-like conditions. I see genuine smiles on the faces of the residents.

All that and close to campus & downtown?  Wow, just wow.

We treat you the way we want to be treated:  Courteous, Responsive, and Professional.

OUR GOAL is to make your tenure with us a pleasant one.

I called 28 properties in the area searching for an apartment complex for my daughter’s internship. Can you believe that? Yes, TWENTY-EIGHT.

Mauna Kai management was extremely helpful and there was no pressure to get us to sign a lease. It is the right location, the right service, and we expect it to be the right property!

Our residents on average stay with us for 2.7 years . . . because we are able to maintain high standards and have created an environment that is conductive for their professional and personal development.

I made several life-long friends with the GREAT people I had as neighbors while living at Mauna Kai.  It is truly a diverse and unique community.

For days I could not bring myself to look at my flight itinerary because I didn’t want to leave.  I ended up missing my originally scheduled flight home!

At least that gave me an extra 4 hours to spend with great friends!

After getting out of the dorms my first year at UT I moved to a big box new property.  It was a disaster:

o   We couldn’t reach anyone except by e-mail.

o   The internet didn’t work for three weeks after class started.

o   We were moved into an incomplete unit and my bathroom was leaking + pipes were exposed in the walls.

That’s just not right.

I have been here for 6 months and couldn’t be happier.  The staff is wonderful and responsive and I really enjoy being a part of this community.

Everyone has horror stories about their living arrangements.  We all thought it was “the norm” and expect it from campus properties.

Not at Mauna Kai Austin.  I’ve been a resident for two years and have nothing but great things to say about them.  When something goes wrong, it gets fixed,  simple as that.  This is the way things should be done.

My kitchen faucet started leaking one morning.  5 minutes after sending off an e-mail to their service center, the on-site manager was at my door.  I went to work and came home that afternoon to find a new kitchen faucet installed.

No mess!  No problems.

7 minutes to class;

7 minutes to the grocery store;

9 minutes to work;

10 minutes to 6th street;

all without “driving really fast” or fine print for

      “conditions/traffic permitting.”

Did I leave anything out?

Oh yeah, you guys are the best!!

I lived in West Campus for two years before moving here.  Those developers don’t get it:  Keep building new complexes and offer cheap rents but you don’t know service until you have been to Mauna Kai Austin.

GET AWAY from the hoopla and come to North Campus!!

Great Place for Me!

As a visiting PhD student from Norway I found Mauna Kai when I was temporarily staying in a motel.

The location seemed perfect because I was working in the petroleum engineering department and the operations research department (both 5 minutes walk).

A very friendly environment, good place to do my research and excellent place to socialize with others.

I had great neighbors at Mauna Kai, some of them I will never forget in my whole life.

We provide an environment

   you will be proud

      to call your home.

I am a visiting fellow from the University of Tokyo.  My housing was arranged by the Chemistry department as part of my visit to Austin.

The community celebrated my birthday and arranged social activities several times while I lived at Mauna Kai.

I will never forget the times I spent at such warm and welcome place.

My daughter and I toured a dozen properties while looking for housing at UT.

Mauna Kai has that welcoming quality that feels like home.

Despite the short notice for our arrival, everything was as promised and we expect to be residents of this community for the next few years.  We would recommend this property for other students without reservation!

I am work at the Texas Cardiac Arrhythmia Institute at St. David’s Medical Center on 32nd street.  The training program is demanding and my hours long.  Mauna Kai is convenient for me.  It is a no nonsense, peaceful community of great people that make my rotation in Austin an experience I will not forget.

As a 2L doing a summer internship at the Attorney General’s office it was great to have a THREE minute commute to work.

Back home I spend 45 minutes each way driving to and from school.  I always felt I was burning my valuable time.  This summer’s stay at Mauna Kai showed how a convenient location made a HUGE difference on my quality of life!

As an international student not able to visit before moving to Austin, we found tremendous comfort in the attentiveness of the staff.

Management exude a level of professionalism that I have not often experienced.

We appreciate everything that was done for us before moving in and look forward to a great year at this community!

As a research fellow at Seton Medical Center I booked my reservation before leaving South America.  On arrival everything was as described and I thoroughly enjoyed calling MK home for the last year.

Less than three minutes to work, central location that let me enjoy what Austin has to offer, and pleasant and friendly neighbors.  I will really miss my home away from home.

I just have to thank you for providing such a pleasant and supportive living experience for me.

Mauna Kai was more than just a place to stay. It was a place of comfort and refuge during a difficult time of my life and your wonderful warmth and kindness made it that way.  Thank you!

I work in the greater Dallas Metroplex and my daily commute is an hour each way.  I was assigned to the Attorney General’s office in Austin for four months last year.

At first I had reservations about staying at an apartment so close to the university.  This was completely unfounded:  Mature students, friendly community and pleasant environment made it a real pleasure!  The best part?  My commute is less than three minutes.  I thoroughly enjoyed the extra two hours I freed up every day!

My son pre-leased an apartment in Austin sight unseen. When he got to Austin he was unhappy and disappointed with the conditions.

We made an appointment with Mauna Kai and he toured that same evening.  What a difference!  A Clean and well cared for place for him to call home!  I am so relieved and grateful!

Why is it so difficult to find a decent apartment in Austin?  I am not picky.  All I need is a clean studio to park my fanny while I work and go to school.

I would have paid a much higher price for this location alone!  What a great place!

My son had a sour experience with his room mates last year and we will go with off campus housing for the rest of his time at UT.  All of our leasing questions were answered promptly and by knowledgeable staff.

We expect Mauna Kai to be a superior housing arrangement for him next year.

I managed a 4-plex when I was doing my BA.  It was a thankless job:  Tenants are an endless stream of headaches and always demanding.  A small 1% of the population will be the vocal 95% that tries to ruin the reputation of any property.

After watching the staff at Mauna Kai for the last year, I realize there are “professionals” and then there are professionals.

A competent manager makes things uneventful.  You never see what went wrong because the problem is fixed before you know it was there!

I learned a lot living at Mauna Kai.

We created Mauna Kai to help studious students and young professionals reach their goals in today’s competitive environment.

Get More.

Everyone is moving to Austin and traffic is horrible.  I lived 9 miles from downtown my first year and it was taking me 45 minutes to get to work EACH WAY.

Now I’m a quick 5 minutes to my office on 5th.  I can hop on a bus or bike to work.  Another bonus is there are many things to do in the central district that are all in close proximity.  AND I have G8 neighbors!

Mauna Kai has improved my quality of life by giving me more personal time each day.

I’m going into my third year and see my classmates looking for new apartments all the time because they are not happy.  It is comforting to know I’m only a block or so from school -- I can come home to clean up before hitting the stacks in a shot while.  Very convenient.

I spent one year in the dorms and moved off campus my sophomore year.

My parents still joke that the three and a half years I spent at Mauna Kai spoiled me.

Now that I’ve been working and living by myself a few years I realized how well we were treated.  I never had problems with anything!

Thanks for the memories!

My housing was arranged by my placement agency.  I was a bit apprehensive at first because I saw a few negative reviews on the web.

After living here the last 6 months I must say my concerns were unfounded.  The staff is genuine and they prove themselves through their actions to everyone in the community each and every day.

When I take my next contract in Austin I will be requesting Mauna Kai for housing again!

My daughter spent 18 months in Austin for her MPA before moving to Osaka for work.

She still raves about the wonderful time she spent at UT and how she loved the tranquility of this hidden gem.

I hope this note finds the entire staff in good health!  Merry Christmas!

My studies at the University of Vaasa has me visiting UT every other year and it has been interesting to experience the two extreme seasons of Texas and Finland.

Thank you all for the many treasured memories over the last four years.

My department will be sending me to Austin again and I look forward to joining Mauna Kai for my third year in Texas!

The only down side is its getting harder and harder to leave!

My husband and I both attended UT 25 years ago.  I lived off of Red River while my husband lived up North.

When our daughter decided to go to UT we wanted her to live closer so she would not have to sit at a bus stop in 100+ heat.  We loved her 3 1/2 years here!

Management is outstanding, and everything we asked for has been completed promptly!  You all deserve FIVE STARS!!

I met my wife at Mauna Kai 40 years ago while in Law School and now practice in Houston.  Last month I stopped by the property on a whim while in town.  One of the Managers was kind enough to show me around.

It is obvious considerable thought has been put into the improvements at this property over the years.

My nephew is go to start his PE program next year and we sent him to MK without reservation.

My requests were completed the very next day!

You guys are awesome!

I asked to use the office printer to print out my final project during finals last year because I ran out of ink.

Not only was it no trouble, Manda DROVE ME TO CLASS to make sure I turned in my paper on time.

You are the Best!

Everyone is thoughtful and considerate.

I miss some of my neighbors who have graduated.  We really had some great times -- the kind people and sense of community here is something I will never forget.

I lived at this property 50 years ago when it was part of UT’s dorms.  On a recent trip to Austin I stopped by to visit.

I met a kind and warm Manager who gave me a tour of the grounds and I throughly enjoyed it.

My grand nephew will be going to UT in 2015 so we will be back!

In 2013 I lived a 30-40 minute bus ride away from campus -- too far away.

This year my department arranged for my housing and I was impressed!

It was refreshing to have mature neighbors who respected and appreciated the serenity of the courtyard.

I met some great people and enjoyed my time in Austin.  See you all again in 2016!

My son made a last minute decision to attend UT for grad school.  The challenge of moving all his things back home from Sacramento and preparing for Texas took up a great deal of our time.

We were fortunate to have found Mauna Kai in August.  Management answered our endless questions and prepared everything for Peter’s arrival.

We really appreciate your efforts!

Hi from New York City! here for my Tax Specialization after 3 great years at Mauna Kai!

I really miss my studio apartment in Austin.

Hope to be back in 2 Years!

What’s there to say?

Definitely one of the most convenient and thoughtful places -- leaving the Community was very difficult.  Thank y’all.

I’m going to miss my cute studio apartment!

I had a great two years in Austin and now back to work.  If I come back to UT Austin for my PhD I know where I will be staying.

My housing was arranged by my hosting department at UT.  At first I was apprehensive about living with students, but the caliber of the residents here was simply amazing.

I lived up by the Domain/FAR WEST for two years before deciding the commute to campus was taking up too much of my time.

I am now a quick 5 minute walk to my department and I no longer have to worry about traffic on Mopac, that’s a big WIN!

I came to UT for my Masters in Geology.  My program was two years.  I found Mauna Kai from the recommendation of a co-worker who did his PhD in Austin.  After a quick e-mail exchange, everything I asked for was prepared for me and someone waited for me to check in at 1:30am (my flight into AUS was a redeye.

My apartment was just what I needed and I am happy to have spent two great years advancing myself and it was in part because of the dedicated staff here!

I looked at six properties in Austin when I was shopping for a place.  Yeah maybe there is no security deposit required but they are ****** places.  I love my premium studio!

I was a manager for the last apartment complex where I lived.  There is a great deal that goes on to keep things running smoothly in any apartment.  The staff at Mauna Kai have taught me a great deal in how they handle themselves.

I believe two of the managers will be teaching a real estate investment seminar and I’ll be there to learn more about real estate operations.

All I was looking for was a place to wash up and sleep while I finished my degree.

What I got was a great place where I met and made good friends and the best two years of my college experience.

My mom and dad found Mauna Kai for me while I was doing my summer internship before arriving in Austin.  I was a little apprehensive because I didn’t know anyone.

Not only was my fears unfounded, the staff went out of their way to help me with all my questions in the two years I spent at my Language Program.  You guys are Awesome!

Having Completed my MBA at McCombs School of Business I am off to my next appointment.  I enjoyed my time in Austin and loved being 10 minutes to my building.  It really was a time saver and the fact that my neighbors are mature and driven students made this a very positive environment.  Many of my fellow classmates struggled with traffic and other issues through the last two years.

I managed to stay in the top 5% of my class.

Someone needs to do the math and figure out how much time and money I save living this close to campus.

I save time and $$ from not having to fight traffic and buying a campus parking permit.
